The Municipality of Meaford has developed "A Guide to Building" for information purposes only.  It assists applicants in sorting out the minimum requirements necessary in order to apply for a building permit.   Please note that every application may have its own individual and unique requirements which are required to be submitted at permit application time.

Zoning By-law 60-2009 Information

Other Applicable Law:

Many properties within the Municipality of Meaford are or have a portion of its land designated as enviromental protected (EP) or regulated lands.  Prior to a permit being able to be issued from the Municipality of Meaford's Building Department, those lands designated as EP or regulated lands must first have a development permit or an exemption from the Grey Sauble Conservation Authority.
Many properties within the Municipality of Meaford are under the NEC regulations.  Prior to the Municipality of Meaford's Building Department being able to issue a permit on those lands designated as NEC, a development permit or an exemption from the Niagara Escapment Commission is required.

Those properties which abut a county road must first receive an entrance permit or have a legally existing entrance prior to the issuance of a building permit from the Municipality of Meaford.
Those properties which abut a provincial highway must first receive an entrance permit or have a legally existing entrance prior to the issuance of a building permit from the Municipality of Meaford.

Those properties which abut a provincial highway or are within 600 feet of a highway must either receive a land use permit or an exemption from the MTO prior to the issuance of a building permit from the Municipality of Meaford.

Some situations require MNR approval prior to any development happening on the lands.

The Municipality of Meaford's Building Department has developed the following flow charts to help an applicant understand the process in making an official inquiry, applying for a construction or demolition permit, applying for an address or requesting a property information report. All requests must be made in writing and fees paid prior to the process being started.

Here are some recent questions:

Do I need a permit to replace my deck that is less than 24" above grade?

Yes.  A permit is required to rebuild an existing deck that is attached to another structure, regardless of it's elevation above grade.

Do I need a permit to build a garden shed?

Yes.  A permit is required to build any structure greater than 10 square metres (107 square feet) OR when ever there is plumbing in the structure, regardless of its size. see the Building Code Act 1.(1)

A permit is NOT required to build a garden shed less than 10 square metres that does not have plumbing in it, however ALL structures must comply with zoning. See Zoning By-Law 60-2009 Part 4.0 General Provisions.

Do I need a permit to install solar panels on my building?

Yes.  A permit is required to install solar panels on another structure.

Engineering will be required to ensure that the existing structure will be able to safely carry the increased loading as a result of the solar panels.

Any solar array having a name plate rating greater than 10 kW will require a Renewable Energy Approval (REA).  This REA will be required to be produced to the Building Department at permit application time.

Do I need a permit to install a new window or door?

Yes.  A permit is required to install any new opening.

Do I need a permit to replace my windows or doors?

Maybe.

A permit is not required to replace existing windows or doors as  long as they are of equal size to the windows or doors being replaced.

A permit is required to replace existing windows or doors if the new window or door is greater in size than the window or door being replaced.
